Visions for Vacancies: What Could Fill a Need at Brownsville Plaza?

A corner storefront is available for lease.

Bottom Dollar Food opened in the Brownsville Plaza in south Baldwin Borough in January, occupying 24,141 square feet of once-vacant space and joining Dave's Terrace Bakery (3,271 square feet), Dr. Howard S. Pittle (3,184) and Sargo's Barber Shop (613) as plaza tenants.

Kinesis Physical Therapy then opened in August and put 2,148 more square feet to good use. At some point, Boost Mobile also came along and leased 843 square feet of plaza space.

But as of Nov. 1, the Brownsville Plaza still has one vacant storefront—a 2,725-square-foot spot situated nicely at the building's front-right corner. The spot most recently housed Instant Vacation Tanning.

Barry S. Rogers is the real estate manager for the Brownsville Plaza. Rogers represents Paramount Development Corporation, which controls that plaza as well as several other shopping centers in the United States.

The address for the corner vacancy is 5255 Brownsville Rd., Pittsburgh, PA 15236.

If someone—maybe you—were to rent the vacancy at the Brownsville Plaza from Paramount Development, what would you like to see happen there? What is needed in that area?

Keep in mind that the vacancy could be subdivided.

If it's like the rest of town, we'll see another tattoo shop!

Clothing store such as marshalls or tjmax would be nice. Or another dollar store!

A clothing store like marshalls or tjmax probably wouldn't pick a location that far into the community. They would rather have retail space where the old foodland or Value City is, becuase of high traffic. I agree that a clothing store is needed. Maybe a kids consignment store?

This corner spot is 2,700 sq. ft. The average TJMaxx/Marshalls is 27,000 sq ft. Try again.

Hmm...Family adolescence counseling service site... with a crisis pregnancy center. Although may not be very successful due to the fact that people who are seen seeking such services are dismissed and discarded all to often. Society talks about kids being bullies... sometimes the adults are worse and these same adults are our future children's example. This is why our examination of conscious is right and just and should never be negotiated.
